The Rajasthan High Court has instructed the Rajasthan Housing Board to take decisive action within three weeks to remove encroachments from 87 illegal colonies in the Sanganer area of Jaipur, a bench ruling earlier this week. The directive follows a public interest petition alleging that the state government's earlier order to regularise these colonies developed on land acquired by the housing board violated previous court orders and was being improperly implemented. The court warned that the housing board's commissioner must appear personally before the bench if compliance is not achieved within the stipulated timeframe. Petitioners argued that construction in the unauthorised colonies continues unabated and that influential individuals were exploiting enforcement gaps. The original ruling, issued in August last year, had stayed the government's regularisation order and required prompt removal of illegal developments on acquired land.Read more

Average apartment sizes across India's seven largest residential markets have grown by about 17 per cent over the past two years, according to real estate data compiled by industry consultants. The increase reflects a shift towards larger configurations and a growing emphasis on spacious living as demand for premium housing strengthens. Data shows average unit size across these cities expanded from around 1,420 sq ft in 2023 to roughly 1,676 sq ft in 2025, with an 8 per cent rise over the past year alone. Growth patterns vary by city, with regions such as the National Capital Region recording the highest gains, while others like Kolkata have exhibited relatively modest increases. Analysts attribute the trend to changing buyer preferences for bigger homes, particularly in markets where higher-end supply has expanded. The rise in average sizes forms part of broader shifts in urban housing demand, with larger layouts increasingly featured in new launches and project planning.Read more

Thousands of flats and villas built by the Bangalore Development Authority (BDA) on the outskirts of Bengaluru are facing persistent sales headwinds, with 2,294 units still unsold years after completion despite being priced below comparable private developments. Various attempts to stimulate demand including property exhibitions, bulk-purchase discounts and a 5 per cent rebate on select projects have yielded limited interest, according to local reports. Prospective buyers and existing owners cite inadequate infrastructure and poor connectivity as key deterrents, with many layouts still lacking proper roads, street lighting and essential civic services. Maintenance concerns have also emerged in the absence of functional residents associations, while issues such as seepage in some buildings have further dampened appeal. Even villas launched three years ago have seen only 16 of 100 units sold, underscoring persistent demand challenges for BDA housing stock.Read more

The matter relates to a flat booked for over INR1 crore with possession promised in 2015. The tribunal has sought clarity on procedural lapses while restoring the position prior to the recall.Read more

Pune's real estate market opened the year with a moderation in recorded transactions, as property registrations in January 2026 declined by 17 per cent on a year-on-year basis, according to a market report by Knight Frank India. Data compiled from the Inspector General of Registration and Controller of Stamps, Maharashtra showed that 14,527 properties were registered in the district during the month, compared with 17,449 in the same month last year. Stamp duty collections weakened by 5 per cent, totaling around INR 609 crore, suggesting that while fewer transactions were recorded overall, higher-value deals helped sustain revenue intake more robustly than volumes. Market observers noted that the slower registration pace follows a high base in early 2025, and that the relatively smaller dip in revenue points to continued traction in mid-to-premium segments. The trend suggests a market recalibration rather than a sharp contraction in demand.Read more

Spanish authorities have confirmed that architect Antoni Gaudi designed the Xalet del Catllaras, a mountain shelter built between 1901 and 1908 in Catalonia. The three-storey structure was constructed for workers at a cement factory owned by Gaudi's patron, Eusebi Guell. A 2023 expert study identified signature design elements, including distinctive arches, vaults and 45-degree wall angles linked to Gaudi's mid-career style. The analysis used historical records and 3D modelling to verify authorship. The confirmation officially adds the remote forest building to Gaudi's recognised works, ahead of events marking the centenary of his death in 2026.Read more

Mantra Properties has launched a 45-day home buying initiative titled Zero is the new hero, running from mid-February to the end of March across all its ongoing Mantra and Burgundy projects in Pune. The campaign is structured around eliminating multiple upfront and ancillary costs typically associated with residential purchases, including GST, booking amount, floor rise, premium charges, legal fees and loan processing charges. By absorbing or rationalising these components within the overall pricing framework, the developer aims to present a clearer and more predictable cost structure for buyers. The initiative is positioned against Pune's steady residential absorption trends, with Mantra seeking to reduce decision friction and improve transparency at a time when pricing complexity often delays purchase commitments.Read more

The allocation of apartments in the Rajiv Awas Yojana (RAY) housing complex in Kochi is expected to be delayed again as procedural requirements remain incomplete and supporting infrastructure works are yet to be finished. Local civic authorities have indicated that a trial run of the sewage treatment plant at the project site is now scheduled for later next month and that only a fraction of the identified beneficiaries have submitted all required documentation. Of the families on the entitlement list, only those who have completed paperwork and paid their share will be considered for allotment, with contributions and rental income from ground-floor commercial units slated to support ongoing maintenance. Council discussions also touched on other civic issues, including office reconstructions and service charges, as well as concerns over water shortages affecting the city. The developments highlight challenges in moving the multi-year housing scheme towards final beneficiary handover.Read more
