The Telangana government has initiated a major infrastructure and financial restructuring exercise as it prepares to take over the 69-kilometre Phase-I of the Hyderabad Metro Rail from Larsen & Toubro (L&T) in a transaction valued at around INR 15,000 crore. The state Cabinet approved the acquisition in its 24 February meeting, with the takeover expected to be concluded by March 31. The deal includes absorbing approximately INR 13,000 crore of existing debt and paying around INR 2,000 crore for L&T equity stake in the concessionaire. Officials have appointed financial and technical advisers for due diligence and are planning a debt revamp that would leverage lower-interest financing, supported by anticipated farebox and commercial revenues. The Telangana Housing Board generated INR 34.27 crore in revenue from a public auction of 14 land parcels held in Hyderabad at the KPHB Housing Board Community Hall this week. The auction, notified on 9 February, attracted about 50 bidders and featured plots across prominent localities including Gachibowli, Bowrampet, Balaji Nagar (Kukatpally) and Chintal. Highest rates were seen in Gachibowli, where a 263 square yard plot fetched INR 1.76 lakh per square yard, well above its upset price, while a 266 square yard parcel in Balaji Nagar achieved INR 1.64 lakh per square yard. Other plots in Chintal sold at INR 84,000 and INR 74,000 per square yard, and a large Bowrampet parcel went for INR 61,000 per square yard. A Hyderabad-based property developer has been accused of defrauding investors under a pre-launch housing scheme in Sangareddy district, according to police reports. The Cyberabad Economic Offences Wing has registered a criminal case against Bharathi Builders India and several of its senior executives for allegedly collecting investor funds without delivering the promised residential units. Complainants say the company marketed flats under an attractive pre-launch offer that guaranteed returns and timely completion, but the project failed to materialise and refund attempts were unsuccessful. Land ownership was reportedly transferred without buyers knowledge, affecting hundreds of investors who collectively paid millions of rupees. Police are examining documents and receipts to determine the extent of the alleged fraud as part of an ongoing investigation.Read more

A significant cheating case has come to light in Hyderabad involving White Waters Constructions Pvt Ltd and its directors, after a homebuyer alleged she and hundreds of others paid INR 270 crore for flats in the White Waters@Y project near Kukatpally Y-Junction. Complaints highlighted delayed handovers, incomplete construction, and alleged financial irregularities, including mortgaging flats to banks under false names. Buyers formed an association to demand action. Hyderabad's disaster response and asset protection authority has stepped up action against unauthorised construction and land encroachment across the city. The Greater Hyderabad Municipal Corporation (GHMC) has identified more than one lakh property tax defaulters in the city as part of a Geographic Information System (GIS)-based tax assessment survey, uncovering an estimated tax evasion of over INR 100 crore. The civic body carried out the survey between August 2024 and December 2025 using drone imagery and high-resolution mapping to verify property details against official records. Results showed widespread under-assessment and misclassification of property use, particularly in rapidly urbanised zones, leading to significant revenue loss. GHMC has begun issuing demand notices to defaulters and integrated Property Tax Identification Numbers with electricity data to improve accuracy of assessments. Hyderabad's residential property market concluded 2025 with increased registration activity in December, driven by higher-value homes, according to data from Knight Frank India. The Enforcement Directorate (ED) in Hyderabad has filed a supplementary prosecution complaint against two senior former executives of Sahiti Infratec Ventures India Pvt Ltd (SIVIPL) as part of its ongoing money laundering investigation.
